Your Healthy, Happy, and Convenient Home in Toronto
Find Your Ideal Toronto Rental
Fields RE Advisory works with a team of licensed agents who specialize in finding and advising on residential apartments and housing rentals. Our services come at no upfront cost to renters, while providing significant value through thorough due diligence and ensuring all affordable housing options are explored.
We are laser-focused on Toronto’s missing middle rental market, which often presents incredible opportunities. Missing middle apartments offer more space, fewer neighbors, and a vibrant neighborhood atmosphere — all for roughly the same price as a small condo. Many of our clients and families are making the switch, enjoying the perfect balance of comfort, community, and value.
James Fields, a licensed real estate broker, is dedicated to helping clients navigate this market. By leveraging strong relationships in the missing middle rental space, James provides a competitive advantage, helping you understand upcoming listings, negotiate effectively, and secure your next rental home.
James Fields, Toronto’s trusted real estate broker, helps you discover rental apartments, condos, and missing middle homes that align with your lifestyle, community, and budget.

The real estate agent leasing the property has provided me with a self-prepared lease agreement. Do I need to sign it?
No. This is either an inexperienced mistake or a sign that the agent is not fully informed. In Ontario, the only lease agreement you need to sign — and the only one recognized by law — is the Ontario Standard Lease Agreement. All legally valid clauses and terms are included in this document, and it is the only lease officially used and accepted by the Landlord and Tenant Board.
